Local Service Ads Management That Books Jobs, Not Junk Leads

Local Service Ads sit above the map pack and charge you per lead instead of per click. It is the closest thing Google sells to buying phone calls. It is also the channel most contractors run worst, because rank is not something you can outbid.

Part of the We Fill Your Calendar With Qualified Appointments. You Just Show Up and Close. system.

Local Service Ads run at the very top of Google, above the paid search results and above the map pack. You pay when someone contacts you, not when they click. For a contractor with a real license, real insurance, and a clean review profile, it is usually the fastest path from a cold start to a booked job. Nothing else on this page produces work in week two.

It is also the channel that quietly eats budget. Rank inside LSA is not a simple auction. Google weighs your review score and review count, how close you are to the searcher, how fast you respond, and how often those conversations turn into bookings. An account spending $3,000 a month with a 40 percent answer rate loses to a competitor spending $900 who picks up the phone. We run the whole thing: verification, categories, service areas, budget, lead disputes, and the response loop that actually moves rank.

How the system works

Four systems that run while you’re on the job site.

01

Get verified, and stay verified

Background checks, license verification, insurance documents, and a verified Google Business Profile. In October 2025 Google folded Google Guaranteed, Google Screened, and License Verified into a single Google Verified badge, and retired the money-back guarantee that came with the old one. We handle the paperwork, and we track expiration dates so the badge does not lapse and pull your ads down with it.

02

Pick the categories and job types that pay

LSA category availability is not the same in every metro, and the job types inside a category decide which calls you get billed for. A remodeler who leaves every job type switched on gets billed for drywall patch requests all week. We verify what is live in your ZIPs, prune the job types that waste a truck roll, and size the service area to the drive time you will actually accept.

03

Win the rank you cannot buy

Responsiveness, answer rate, review velocity, and booking rate are ranking inputs. So we wire your LSA leads into the same routing everything else uses, get every call and message answered fast, and run a post-job review pipeline that keeps new reviews landing. That is the part competitors skip, and it is the part that compounds.

04

Dispute the leads you should not pay for

Wrong service, outside your area, spam, a bad number. Google refunds those, but only if someone files, and most contractors never do. We run a dispute pass every week and report what came back. On a busy account that is real money returned to budget instead of written off.

What it fixes

01

You get billed for leads nobody answered.

LSA charges you when a lead comes in, not when you win it. Miss the call and you paid for silence. Then Google notices the pattern and quietly ranks you lower, so the next month costs more per booked job.

How we fix it: Every LSA call and message routes to a live person or a callback within minutes, and we treat answer rate as a ranking input to manage, not a nice-to-have.

02

Your budget goes to jobs you would never take.

Leave every job type switched on and the category sends you the small stuff along with the big stuff. You pay the same lead fee for a $600 repair and a $180,000 build.

How we fix it: We prune job types and tighten the service area so your spend concentrates on the project size that is worth your calendar.

03

Nobody is filing your credit requests.

A meaningful share of LSA leads in construction categories are misrouted, out of area, or junk. Every one of those is refundable and every one goes unclaimed if nobody looks.

How we fix it: A weekly dispute pass with a report showing what was filed, what was credited, and what that returned to your budget.

04

Your account was built for a product Google is retiring.

Starting in August 2026 Google is migrating Local Service Ads into Google Ads as a pay-per-lead Performance Max campaign type. The standalone LSA dashboard goes away, manual bidding and vertical-level target CPA are deprecated, weekly budgets convert to daily, and business information starts syncing from your Google Business Profile only. Historical LSA reports do not carry over.

How we fix it: We run the migration for you, export your history before it disappears, and clean up your Business Profile first, because it becomes the source of truth feeding the campaign.

What you get

  • A verified profile at the top of Google for the services you actually want to sell
  • Lead cost you can read weekly, per category and per ZIP, instead of one blended number
  • Bad leads disputed every week, with the credits reported back to you
  • Answer rate and review velocity managed as ranking levers, not left to chance
  • A clean migration into the new Google Ads structure without losing your lead history
  • One place to see what a booked job actually costs you across every channel

Common questions

Is Google Guaranteed still a thing?

No. On October 20, 2025 Google consolidated Google Guaranteed, Google Screened, and License Verified into one Google Verified badge, and discontinued the money-back guarantee that used to sit behind it. The badge is now a blue check rather than a green one. Any agency still pitching you on the $2,000 Google Guarantee has not updated their materials in a year.

How much does an LSA lead cost?

It varies a lot by trade and metro, and anyone who quotes you a precise number for construction or remodeling is guessing. Published data is solid for the high-volume trades and thin for project work. What we can tell you is that lead cost is not the number that matters. Cost per booked job is, and that is driven as much by how fast you answer as by what you bid.

Is LSA available everywhere for my category?

Not necessarily. Google does not publish a complete public category list, and availability moves by metro. Some categories launch in a handful of cities first. Before we promise you anything, we check the signup flow against your actual ZIP codes and tell you what is live. If your category is not supported where you work, we say so and put the budget somewhere it will work.

Can you run LSA without managing my Google Business Profile?

We would rather not, and after the Performance Max migration it stops being a preference. Business information for the new campaign type syncs from your Business Profile. A wrong service area or a stale category on the profile becomes a wrong service area on the ad. The two jobs are now the same job.

What do you need from me to get started?

Your license numbers, general liability and any professional liability certificates, your business registration, and access to your Google Business Profile. If you already run LSA, admin access to the existing account so we can pull history before the migration wipes it.

How fast does this produce work?

Verification is the gate. Background checks and document review take days to a couple of weeks depending on your state and how clean your paperwork is. Once you are live, leads start immediately. LSA is the fastest channel we run, which is why it usually goes first while search and content are still compounding.
